Housing disrepair surveys
Blue Crown works with Solicitors on behalf of Tenants, as well as portfolio Landlords on both the private and social housing sectors.
Over the past four years, Blue Crown has completed over 1000 housing disrepair claim inspections throughout the country, as both single and joint inspections.
The reports provided are unbiased and impartial, providing a detailed assessment of all disrepair items within the Letter of Claim, quantifying any identified remedial works required to repair the property, in line with Landlord and Tenant Act 1985 S.11 and S.9a, Section 4 of the defective Premises Act 1972 and the Home (Fitness for Human Habitation) Act.
An opinion will be provided on each item of disrepair, detailing causation, together with photographs and estimated repair costs, which are set out in a Scott Schedule.
The inspection is a non-intrusive visual inspection of the property by a Chartered Building Surveyor. Equipment such as drones, pole cameras, damp meters and thermal imaging cameras are used on inspections to gather evidence, as part of the defect diagnosis process.
If necessary, and agreed with the Landlord, intrusive methods such as calcium carbide testing can be carried out to verify findings.
The reports are untaken with a detailed understanding of the Pre-Action Protocol for Housing Condition Claims and the Civil Procedures Rules, as well as the Housing Health and Safety Rating System (HHSRS).
