Level 2 Report (Homebuyer report)

The RICS Homebuyer Report contains more extensive information than the RICS Condition Report. It includes advice on defects that may affect the value of the property and ongoing maintenance advice.

The report is less technical and detailed than the Level 3 Report (Building survey) but it’s  a concise report that details any significant problems that could make a difference to the value of the property.

The report includes:

  • An assessment of all building elements
  • Colour-coded condition ratings
  • Comments on defects and additional advice on repairs and maintenance
  • Overall opinion and summary of condition ratings

The report doesn’t include:

  • Cost estimates for repairs
  • Detailed description of the construction of the building or detailed advice on specific defects
  • Market valuation
  • Reinstatement cost (however this can be provided as a separate service)
