What are the options?

We provide 4 types of survey reports for residential properties.

Level 1 Report (Condition Report) is a concise, descriptive report suitable for smaller and newer properties. It acts as a valuable assessment for homeowners looking to check the condition of their property.

Level 2 Report (Homebuyer Report) is the most common survey carried out on residential properties. It is most suited to properties, where there are no suspected significant defects and where the property has not been significantly extended or altered.

Level 3 Report (Building Survey) is the most detailed report. It is recommended if your property is large, old, an unusual design or construction, listed, run down with pre-identified problems, has been significantly altered or if you are planning major work in the near future.

Specific defect report is a detailed targeted report on a single defect such as a movement crack, damp or a defective roof.

Jonathan did a report for me at the end of August 2024. I had a downstairs bathroom built but I was far from happy with the builders work. I invited Jonathan round to do a full report on the building as it stood at that time. I then applied to the small claims court to recoup £10k to correct the work I wasn't happy with and finish off my new bathroom. Today was the hearing at the small claims court. The hearing lasted almost two hours and at the end of the hearing the judge ruled in my favour. I was awarded £10k and the judge went on to say my win was all down to your report. She said it was well written, the content was perfect and the report made it very easy for her to rule in my favour. So a great big thank you Jonathan. Service: Expert Witness Reports
