Acting on behalf of the tenant

At the end of the lease tenants are sometimes presented with very large dilapidations claims by their landlord.

We can advise on strategies to minimise these claims and potentially negotiate a reduced settlement with the landlord’s surveyors.

Prior to the expiry of the lease we can prepare a dilapidation strategy which documents the potential. This strategy can assist with budgeting and allows time for the tenant to be proactive and potentially carry out some of the work in order to reduce the claim.

Our dilapidations service covers:

  • Reviewing the lease and any claim made by the landlord assess your dilapidation liabilities
  • Inspecting the site to accurately assess any items of disrepair
  • Investigating the validity of the landlord’s dilapidation claim
  • Negotiating the extent of the tenant’s repairs or financial settlement
  • Providing exit strategies for the management of dilapidations cases and break clauses
  • The procurement of work in accordance with lease covenants

Thank you for arranging the survey and to Jonathan for such an insightful and thorough job. Based on the information, I was able to go back to the vendor and reduce the asking price by a further £5k, which makes a big difference in getting the property renovations underway.
