Pre-lease surveys for tenants

In commercial leases a tenant is often liable for repairs to the premises. When signing a new lease you may even be agreeing to return the property to the landlord in a better condition.

For tenants, it’s important to understand future repair liabilities and how the implications of this can affect lease negotiations. A pre-lease survey will highlight defects from the outset and minimise any potential disputes at the end of the lease.

The pre-lease survey can provide guidance on the likely obligations when it comes to dilapidations at the end of the lease. As part of the report we can review the wording of the tenant’s covenants included within the lease and suggest changes that could be considered.

Jonathan did a report for me at the end of August 2024. I had a downstairs bathroom built but I was far from happy with the builders work. I then applied to the small claims court to recoup £10k to correct the work I wasn't happy with and finish off my new bathroom. Today was the hearing at the small claims court.
